  • Guest vetting and screening

2. Eligibility and Registration

To use our services, you must:

  • Be at least 18 years of age
  • Own or have legal authority to manage the property
  • Provide accurate and complete information
  • Comply with all applicable laws and regulations
  • Maintain valid property insurance

You are responsible for maintaining the confidentiality of your account information and for all activities that occur under your account.

3. Service Fees and Payment

Our services are provided on a commission-based model:

  • We charge 15% of your rental revenue as our management fee
  • Fees are calculated and deducted from your earnings
  • Additional services may incur separate charges
  • All fees are subject to applicable taxes
  • Payment terms and schedules will be outlined in your service agreement

You agree to pay all fees associated with our services in a timely manner. Failure to pay may result in suspension or termination of services.

4. Property Requirements and Standards

To ensure quality service delivery, your property must meet the following standards:

  • Comply with all local regulations and licensing requirements
  • Meet safety and health standards
  • Be properly maintained and in good condition
  • Have adequate insurance coverage
  • Be accessible for cleaning and maintenance services
  • Meet our minimum quality standards for guest accommodation

We reserve the right to refuse service or terminate our agreement if your property does not meet these standards.

5. Our Responsibilities

We commit to providing the following services:

  • Professional property listing creation and optimization
  • 24/7 guest communication and support
  • Dynamic pricing to maximize your revenue
  • Coordination of cleaning and maintenance services
  • Regular performance reports and updates
  • Guest screening and vetting
  • Handling of guest complaints and issues

While we strive to provide excellent service, we cannot guarantee specific booking levels or revenue outcomes.

6. Your Responsibilities

As a property owner, you are responsible for:

  • Providing accurate property information and documentation
  • Maintaining property insurance and compliance with regulations
  • Ensuring the property is available for bookings as agreed
  • Providing access to the property for cleaning and maintenance
  • Notifying us of any property issues or changes
  • Paying all fees and charges in a timely manner
  • Complying with all applicable laws and regulations

7. Booking and Cancellation Policies

We manage bookings according to the following policies:

  • We will set appropriate cancellation policies for your property
  • You may block dates for personal use with reasonable notice
  • Emergency cancellations will be handled on a case-by-case basis
  • We reserve the right to refuse bookings that may cause issues
  • Guest cancellations are handled according to platform policies

8. Liability and Insurance

Our liability is limited as follows:

  • We are not liable for property damage caused by guests
  • Our liability is limited to the amount of fees paid in the previous 12 months
  • We are not responsible for acts of nature or force majeure events
  • You must maintain adequate property insurance
  • We recommend additional liability coverage for short-term rentals

We maintain professional indemnity insurance for our services, but you remain responsible for your property and its contents.

9. Termination

Either party may terminate this agreement with written notice:

  • We require 30 days' written notice for termination
  • You may terminate immediately for material breach by us
  • We may terminate immediately for non-payment or material breach
  • Upon termination, we will complete existing bookings
  • You will receive a final accounting of fees and earnings

10. Intellectual Property

All content on our website, including text, graphics, logos, and software, is our property and is protected by copyright laws. You may not reproduce, distribute, or create derivative works without our written permission.

Property photographs and descriptions created by us remain our property for marketing purposes, even after termination of services.

11. Privacy and Data Protection

Your privacy is important to us. Our collection and use of your personal information is governed by our Privacy Policy, which is incorporated into these Terms by reference.

12. Dispute Resolution

In the event of a dispute:

  • We will attempt to resolve disputes through good faith negotiation
  • If resolution cannot be reached, disputes will be resolved through mediation
  • These Terms are governed by the laws of England and Wales
  • Any legal proceedings will be brought in the courts of England and Wales

13. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after changes constitutes acceptance of the new Terms.
